Before taxes, your income needs to be 3x the rent.
Family members can combine income, but room mates, partners, significant others can not. You are considered tenants in common and each responsible for the rent payments, regardless if the other party loses their income, moves out, or the relationship changes.
COVID has played a part, but it is preferred you have 2 years in the same industry or bring a cosigner.

That said, there must be a local physician's signature on your lease addendum, as well as a separate cleaning fee . Animals must have proof of veteranian visits ( yearly ) and be current on all vaccinations / shots, and deemed to be in good health. Smoking is a fire hazard. Smoking also releases toxins and nicotine into the air contributing to odors and additional costs to clean, as well as repainting .
Open flames are not permitted. That includes incense and candles.
