Your property must meet building codes
GFIC are requires anywhere within 6 feet of a water source This includes laundry hookups or laundry sinks.
We are happy to match you to contractors that can remediate these for you.
For visible mold growth, we will recommend a specialist to inspect and advise.
If your building's exterior is brick, we may not agree to manage if the brick is bowed, missing mortar, or shows signs of shear cracks.
Your property must be titled to you or to your entity. If using an LLC, LP etc we need a copy of your organizational docs showing you have the ability to sign for the contract.
We're all investors and understand the desire to list the vacant home while it's going through escrow, but we will not offer that.
The condition of the home for tenant move - in must be clean. Floors, cabinets, appliances, windows, bath - all clean. We understand that renovations make a mess, and dust can get everywhere. However, we maintain high quality standards, and will arrange a cleaning if required before move in ( your cost )
Please do not ask us to meet and tour your property if it needs work, unless you would like us to act as your project manager alongside our General Contractors.
