uSING US AS YOUR PROJECT MANAGER

WHEN WORK NEEDS DONE PRIOR TO RENTING

We work with the finest contractors: custom home builders, electricians, plumbers, HVAC, and finish carpentry


Our estimates are not free. However, they are  credited  in  full  when the  agreed upon contract work is paid in full.


Our estimates are created using  HUD approved estimating software

We welcome your scope of work, and will ( for the most part ) comply 100 % assuming availability. Preference is for the owner to pay for and supply all parts.


Expect to pay our contractors on a weekly draw


Change orders are costly to all concerned. With all change orders, expect a written agreement, and escalation in price as is required to cover materials, labor, permits, etc.


Owner pays for permits, dumpsters, architect or engineering fees.


Initial walk through with GC and Red Door $ 495. Of that, $ 200 is non refundable admin fee and $ 295 is refundable upon payment in full.





MANAGING THE REPAIRS ON A FLIP

From foundations to roofing, siding to sheet rock, and everything in - between, our crews have the experience you need at a reasonable price, and with reliable results.


Our interior designers and support staff can assist in layout, lighting choices, color schemes, flooring, and more


Staging as a final project is strongly advised


Owner pays for permits, dumpsters, architect or engineering fees.


Initial walk through with GC $ 895. Of that,  $ 400 is non refundable admin fee and $ 495 is refundable upon payment in full.




UTILITIES

Owner must have all utilities available to GC and Red Door personnel, in the owner's name.  For rentals, owner is advised to initiate Landlord - Tenant reversion accounts



INSURANCE

Owner must add Pittsburgh Red Door Property Management as a co-insured


Admin Fee OnBoarding $ 100 plus credit card processing fee

OnBoarding fee is a one time payment which then provides the following services:

  • EFTpayment
  • ACH deductions
  • Owner portal
  • Tenant portal
  • Accountant 

Escrow Account Funding $350 plus credit card processing fee

Pay with PayPal or a debit/credit card

Owner contribution rather than take from rental income. Remains on account for small emergencies.

GC Walkthrough $495 plus credit card processing fee

$512.30
Pay with PayPal or a debit/credit card

Our GC and your property manager will walk through the property and create a scope of work and estimates. $ 295 is refunable upon payment in full. The additional $ 200 is a non-refundable admin fee
